LBI Real Estate Weekly Sales Update 7/12/2020-7/19/2020: There were over 100 changes to the real estate market on Long Beach Island which makes this another busy week. Once again, there were a very high number of pending sales furthering the trend we have been seeing. To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales. You can review all the active, pending, sold and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:
- 31 new listings entered the market with an average price of $1,350,635
- 36 listings went under contact with an average listing price of about $1,437,721
- 22 properties sold on Long Beach Island with an average price of $1,193,177
- 5 listings were either withdrawn of expired in the LBI real estate market

For the property status NEW ACTIVE means it is a new or re-listed home, PRICE DECREASE means the price was reduced, PENDING or ACTIVE UNDER CONTRACT means the property is under contract (pending), “C” means the property sold and WITHDRAWN, CANCELED or EXPIRED means the property failed to sell or was a duplicate listing. LBI New Jersey Real Estate Sales Analysis
There were two standouts in the market this week. First, there were 22 closed sales. In a typical month we usually see 30-50 closed sales. This past week’s tally was nearing that of some MONTHS worth of sales. Second, there were only 5 expired or withdrawn listings. That tells us that buyers are buying in much greater numbers and in some cases, paying more than they should for a home. Like anything, there is opportunity in any market but it is key for buyer’s to remain disciplined and make smart choices when buying in the LBI real estate market.
