New Long Beach Island Real Estate Rental Rules

2019 has seen a few changes to the Long Beach Island summer rental market. While the new sales tax that was imposed on all short term summer rentals has been controversial to say the least, this less publicized change should not be ignored. Basically all summer rentals must apply for and pass a physical inspection of the home. This inspection must be done before any lease or rental takes place. While any homeowner on LBI looking to make such an application should contact the Ocean County Fire Marshall directly at 732-929-2088 to make sure the everything is up to date, the general requirements are:

  • A smoke detector(s) with a built in 10 year battery (9 Volt batteries will not be acceptable)
  • A carbon monoxide detector(s)
  • A 2:A10:B C or larger fire extinguisher
  • A physical inspection of the property and the appropriate fee paid

As I mentioned above, you should contact the Fire Marshall directly to obtain specific requirements for your home. Regardless all owners of rental properties must adhere to this new rule. The inspection will be required each year.
