Buying a home on Long Beach Island is exciting; there is no doubt of that. For many, it is the culmination of a lot of hard work and planning. Part of that planning should understand what to look for and potential trouble spots in a home that could impact the value. A personal investigation is not intended to replace a home inspection, which is always a good idea, nor is it intended to be a full list of trouble spots. Instead, there are a few basic things to look for in any home that can impact the investment. Understanding these things to check when buying a home in the LBI real estate market can save you a lot of time and money.

Things to Check When Buying a Home in the LBI Real Estate Market

Owning a home at the beach can have some additional wear and tear that a first time Long Beach Island real estate buyer may not be aware of. Below are a few areas that I suggest all LBI home buyers focus on.

Windows: Look for leaks or fogging as this can be a sign that the window has failed. It is also a good idea to identify if they are replacement windows or new construction windows.

Structural Issues: This seems like an obvious concern, but what are you looking for?? Check for lifted pilings, uneven floors, cracks, etc. but be careful to understand the difference between settlement (which is commonplace) and a structural problem.

Floors: Look for cupping and signs of moisture or water damage. Cupping can indicate a poor insulation job or an always wet crawlspace.
Water damage: Speaking of water damage, it is expected on LBI. Not only from flooding but also from wind-driven rain. Several common trouble spots can create leaks. Knowing where to look and what to look for can save you a lot of headaches.

Standing Water: Believe it or not, a home on a crawlspace can have a wet or dry crawlspace depending on the tide! Yes, the tide! High tide can flood crawlspaces, and low tide can dry them out. You should know if you have a wet or a dry house!

Base Flood Elevation: In every home, buyers should know what they will pay in flood insurance. By not knowing this upfront, it is impossible to come up with a fair offer.

The LBI real estate market is busy, and it is easy for a buyer to jump into a home and make a mistake. All buyers should have an understanding of what to look for so they can preserve their investment.
