Barnegat Light and the LBI Real Estate Market
For the first quarter of 2014, the Barnegat Light real estate market got off to a slower start with only four closed transactions. This trend is generally true of the entire Long Beach Island real estate market since the holiday season preceding the first quarter is usually a slow time for real estate transactions. Barnegat Light Real Estate Market Sales in the First Quarter of 2014 still showed more activity than the first quarter of 2013.

Sales of single family homes in the Barnegat Light real estate market were as follows:
Four single family homes sold
The average price of a home in Barnegat Light was $783,500
On average, homes spent only 70 days on the market
The lease expensive home to sell in the first quarter of 2014 was a 4 bedroom, 1 and 1/2 bath home trading at $575,000. The most expensive sale was a 4 bedroom, 2.5 bath home on Bayview Ave with amazing views trading at $999,000.
The average price of a single family home was higher than the preceding quarter and the first quarter of 2013. The improving average price is strong evidence of a stronger LBI real estate market post Hurricane Sandy. The average days on the market was far less than past months and lower than the average days on market for Long Beach Island. At only 70 days, it shows buyers are willing to close quickly on their purchase! Home prices on Long Beach Island in general improved as the concerns about flood insurance and recent revisions to the policies have to lessen buyer's concerns.
