Typically, summer is a slower sales season on Long Beach Island but thanks to buyers working to enjoy their summer homes, the quarter is usually strong! 2014 proved to be no exception with a strong number of closed transactions and a higher than average sales price. Barnegat Light Real Estate Market Sales in the Third Quarter or 2014 for single family homes are as follows:
Six single family homes sold
The average sales price of a home was $1,208,333
Homes spent an average of 105 days on the market
The average sales price of a single family home was substantially higher in the third quarter of 2014, almost double the usually average sales price! The least expensive sale was a 5 bedroom, 2.5 bath home on the bayside selling for $610,000. The most expensive sale by contrast was an immaculate 4 bedroom, 3.5 bath home with amazing views selling for $2,300,000. The third quarter of 2014 saw three homes selling over $1,000,000 which helps contribute to the higher average sales price. Homes also sold in less time overall at just over 100 days. This is much faster than the overall average time a home spends for sale on Long Beach Island. The LBI real estate market as a whole saw strong activity with a strong average sales price. The increased number of sales in both the LBI real estate market and in Barnegat Light specifically show that buyer confidence is high.
