LBI Real Estate Weekly Sales Update: September 20–27, 2026
The Long Beach Island real estate market remained active during the final full week of September, with closed sales ranging from under $1 million to a remarkable $14.75 million transaction in Harvey Cedars.
New listings also continued to come onto the market, buyers put additional homes under contract, and several sellers reduced asking prices.

LBI Homes Sold This Week
Six properties closed between September 20 and September 27, totaling about $24.4 million in closed sales volume. The $14.75 million Harvey Cedars sale drove much of that total, but meaningful activity occurred across several LBI communities and price ranges as we can see in this week's LBI real estate market update.

At $14.75 million, this was easily the week's largest sale and one of the transactions that stands out at the upper end of the LBI real estate market.

Buyers looking for homes on Long Beach Island also gained some fresh options this week.
New listings represented a wide range of price points, from approximately $1.2 million to $5.85 million.

The continued arrival of new inventory gives fall buyers additional choices, particularly in the $2 million to $4 million segment of the LBI market.
LBI Homes Going Under Contract
Buyers were active this week as well, with homes moving toward closing in several communities.

The fall market also brought several notable price adjustments.

Price reductions are particularly worth watching during the fall. A property that may not have made sense to a buyer earlier in the season can become more attractive following a meaningful adjustment.
What Does This Week Tell Us About the LBI Real Estate Market?
One of the clearest takeaways from this week's activity is the enormous range of the Long Beach Island real estate market. The week's closed sales stretched from $860,000 in Beach Haven to $14.75 million in Harvey Cedars. We also saw sharply different seller experiences. Two closed properties sold above their asking prices, while other homes sold below list. Marketing times also varied significantly, with one Surf City home spending only four days on the market. Meanwhile, the combination of new listings, pending sales and price reductions provides fall buyers with several different ways to approach the market.
For sellers, these results reinforce an important point: there is no single "LBI market."
Conditions can vary considerably by town, location, property condition, age, lot, proximity to the beach or bay, amenities, and price point. Understanding recent comparable sales in the immediate area remains an important part of determining an appropriate pricing and marketing strategy.
