What Time Of the Year Has The Most New Listings on Long Beach Island?

The LBI real estate market follows distinct and somewhat predictable cycles. These cycles have to do with the fact that the entire lifestyle and economy of Long Beach Island centers in summer. Thanks to this, there are certain times of the year that we see an increase, or decrease, in the number of new homes coming on the market. When looking to buy or sell a home in the Long Beach Island real estate market, understanding these cycles can help the success of your transaction. The results of a 5-year market study can be summarized as follows:
Early fall usually sees the most activity
The middle of winter is a busy time as well
The holiday season is very slow

As the data shows, the LBI real estate market saw the most inventory come on the market in September. The higher number of fall listings makes sense since the summer season has just ended. In the middle of winter, generally, January-March also saw high numbers. By contract, November, and December, the holiday season saw considerably fewer listings come on the market.
Buying and Selling in the Long Beach Island Real Estate Market
So, what does this all mean? Market timing can help a great deal when trying to buy or sell a home in the LBI real estate market. If you are looking to sell, by listing in one of the "off" seasons, your home may draw more attention (but there may be fewer buyers looking). When looking to make a purchase, focusing and planning your search to coincide with one of the stronger seasons may give you more in the way of options.
