2023 re‑accelerated pricing in North Beach Haven even as transactions stayed lean. Buyers prioritized turnkey condition and A‑tier locations, driving $/SqFt to four figures. Low inventory remained the hallmark of the LBI real estate market, and it was certainly the case in the North Beach Haven real estate market as well. This lower inventory inevitably led to fewer sales throughout the LBI real estate market.

  • Average close-to-list ratio: 96.8%

  • Highest closed sale: $3,550,000 (1214 Atlantic)

  • Lowest closed sale: $999,999 (1504 Long Beach)


Average Sale Price & $/SqFt in North Beach Haven


The average price of a home being nearly $2.0M and $1,016/SqFt marked a decisive move up the curve for LBI real estate. A $2.0M median shows that the “typical” closed price shifted materially higher. Most trades clustered well above $1M, with the year’s top sale at $3.55M. Inventory remained lean, and buyers paid premiums for renovated or new builds close to the beach. Unchanged sales count but a surge in average ticket lifted volume to $23.8M. The 96.8% close‑to‑list ratio allowed for slightly more negotiation but still favored sellers.
