The market cooled from the 2021 peak intensity but remained historically strong. Buyers recalibrated to interest‑rate shifts even as the underlying demand for LBI real estate stayed intact. Limited inventory in the LBI real estate market and in the North Beach Haven real estate market made it harder for buyers to compete.

Retracement from 2021’s highs brought the average price to $1.21M and $724/SqFt. Importantly, the median remained above $1.06M, indicating foundational demand despite macro headwinds. Top sales still breached $2.2M, while the entry point moved up versus the late 2010s. The market found a new equilibrium rather than giving back the structural gains of 2020–2021. Dollar volume measured $14.6M with a 100.2% close‑to‑list ratio—negotiation remained minimal. North Beach Haven real estate stayed supply‑constrained, just less frenetic than the prior year.
