Demand for LBI continued, and North Beach Haven real estate benefited from buyers targeting walkability and beach access. The year nudged higher on price metrics even as total transactions edged slightly lower.

Price strength was clear. The average sale price crossed $1M for the first time in this series, and $/SqFt rose to $524. The slightly lower sales count didn’t dent pricing—an early indication of demand resilience in the LBI real estate market.

North Beach Haven’s $470K–$1.9M range captured both entry points and premium locations. The higher average with only 17 sales suggests a tilt toward better‑located or newer assets.


Dollar volume ticked up to $17.0M on fewer trades—evidence of rising ticket sizes. The 94.9% close‑to‑list ratio kept negotiations tight but still within a normal band.
