It sounds simple. No showings. No open houses. No MLS listing. No hassle. But before letting anyone walk through your front door or signing any paperwork, there are several things every seller in the LBI real estate market should understand. While off-market sales can occasionally make sense, they're often presented as a shortcut when they're actually a trade-off. The key question isn't whether an off-market sale is possible. It's whether it's the best financial decision for a Long Beach Island seller.

The “I Have a Cash Buyer” Call: What Long Beach Island Sellers Should Do First


When a homeowner receives a call claiming there's a buyer waiting for their property, the first thing I tell them is simple:


Slow down.

Before granting access, signing a listing agreement, or discussing price, ask several important questions:


Who Is The Buyer?

Ask for specifics.

  • Is this an actual identified buyer?

  • Has the buyer viewed the property?

  • Is the buyer pre-qualified or has proof of funds been verified?

  • Is the buyer looking specifically for your home?


Many sellers assume a buyer already exists. In reality, the caller may simply be trying to secure an off-market listing first and then begin searching for a buyer afterward.


What Is The Proposed Price?


Never agree to meet or move forward without first discussing value. Many sellers are surprised to discover that the "cash buyer" offer under discussion is significantly below the current market value. Cash can be convenient, but convenience has a price, and it is not uncommon on LBI. In fact, roughly half or more of the sales on Long Beach Island are cash. Sellers should understand exactly how much they're giving up before deciding whether that convenience is worth it.

A Buyer Looking To Avoid Competition

Sometimes the buyer is real, qualified, and serious. The buyer simply wants an opportunity to purchase before the home reaches the MLS where competing buyers could drive the price higher. In this situation, the seller should recognize that buyer urgency often indicates strong market demand.


A Lead Generation Strategy

Occasionally, the "cash buyer" may be more theoretical than actual. The purpose of the call is to secure a listing appointment or potential future listing agreement. Again, nothing improper necessarily occurs, but sellers should understand exactly who they're dealing with and what opportunity is actually being presented.


When Off-Market Cost A Seller Real Money

One of the most common scenarios we encounter in the LBI real estate market involves waterfront or redevelopment properties. A seller receives an early offer. The number seems reasonable based on past sales. Because the property never reaches the open market, however, multiple interested buyers never get the chance to compete. Months later, nearby comparable homes sell for significantly more than the off-market transaction. The seller never truly learns what the market would have paid. In highly desirable LBI locations, competition often creates value. Buyers bidding against one another can push pricing beyond what a single private purchaser would offer.


When Going Off-Market Was The Right Choice

There are situations where off-market sales absolutely make sense.

Examples include:

  • Estate sales requiring discretion

  • Divorce situations

  • Sellers with severe health concerns

  • Tenant-occupied properties

  • Homes requiring extensive repairs

  • Unique family-to-family transactions


In these situations, privacy, speed, simplicity, or certainty may outweigh the need to maximize the sale price. The most important factor is that the seller understands the trade-off and makes an informed decision. This is also highly specific to the type of home that is being sold. Some homes will sell with nearly the same terms and time regardless if it is on or off the market. 


Understanding Office Exclusive And Delayed Marketing Agreements

Many sellers hear terms like "office exclusive" or "delayed marketing" and aren't entirely sure what they mean.


In plain English:

Office Exclusive

An office-exclusive listing generally means the property is marketed privately within a brokerage rather than widely distributed through the MLS and public real estate websites. The seller is intentionally limiting exposure.


Delayed Marketing

Delayed marketing generally means the property will eventually go to the MLS but not immediately. The seller agrees to postpone broader public exposure for a specific period of time.


What Long Beach Island Sellers Should Carefully Consider


Before signing either type of disclosure, sellers should pause and ask:

  • How many potential buyers will no longer see my property?

  • How will reduced exposure affect pricing?

  • What marketing activities are permitted?

  • When can the property be moved to the MLS?

  • What metrics support this strategy?


If answers are vague or unclear, sellers should ask more questions before signing. A good agent in the LBI real estate market should be able to explain exactly how the strategy affects market exposure and buyer competition.


Can An Off-Market Home Be Put On The MLS Later?


Yes. In most situations, a property that was originally marketed off-market can later be listed on the MLS. Many sellers test the waters privately first and then transition to full market exposure if an acceptable offer isn't found. However, sellers should understand the timing strategy before starting. In some cases, extended off-market activity can reduce the impact of a future MLS launch. The strongest results often occur when there's a clear plan from the beginning.


Do Off-Market Sales Show Up In Public Records And Comps?

This is another area that causes confusion.


Public Records

Generally speaking, once ownership transfers, the transaction will appear in the county's public property records.


Comparable Sales Data

Whether the sale becomes widely available as a comparable depends on how the transaction is reported. MLS-listed sales tend to create the most complete data set for future buyers, sellers, appraisers, and agents. Some private transactions may be less visible within certain real estate databases, though sale information can still become part of public records and valuation systems over time. The important takeaway is that "off-market" does not automatically mean "secret forever."
