Long Beach Island Real Estate and Ship Bottom Sales in the Third Quarter of 2013

Ship Bottom NJ Real Estate
The Ship Bottom real estate market showed a very low average sales price in the third quarter. While the overall volume of homes sold was high-one of the highest on LBI in fact- the average price was driven lower by an abundance of storm damaged homes. Ship Bottom Real Estate Transactions in the Second Quarter of 2013 show just how much Hurricane Sandy impacted the average sales price of the LBI real estate market.
Ship Bottom Real Estate Transactions in the Second Quarter of 2013
Sales of single family homes in Ship Bottom are as follows:

The average price of a sold home in Ship Bottom was $369,889
On average, homes spent 298 days on the market
A total of only $3,329,000 worth of homes sold in Ship Bottom during the third quarter. This was driven lower by the fact that four of the nine homes that sold traded under $300,000. The most expensive home to sell was an ocean block duplex, 121 E 19th Street with five bedrooms and two and a half bathrooms. This home sold for $645,000. The least expensive home to sell was a small storm damaged home on an undersized lot selling for only $199,000. This home spent a shocking 1,515 days on the market-very long for a home on LBI!
Ship Bottom New Jersey and the LBI Real Estate Market
While sales of single family homes in Ship Bottom were rather disappointing during the third quarter, it is important to remember that these homes were sold for land value. They will all be rebuilt with new homes on them which will help to increase the overall value of both the Ship Bottom and the LBI real estate market.
