Ship Bottom Real Estate Sales 2022

The Ship Bottom real estate market saw two dramatic changes in 2022 as compared to 2021. The number of sales dropped significantly and the average price increased greatly. The drop off in sales is not surprising as the number of homes for sale in the LBI real estate market has fallen to near historic lows. With fewer homes for sale in the Long Beach Island real estate market, it makes sense that prices will rise as demand is still very strong. The average price of a single-family home was $1,305,326, and homes spent an average of 62 days on the market. Homes sold for 98% of their asking price on average. There were a total of 38 sold single-family homes in the Ship Bottom real estate market in 2021 and about 60 total sales when adding in condos, duplexes, and other property types.

Ship Bottom Real Estate Sales Analysis

Compared to 2021, the average price of a home increased by about $200,000. This is a dramatic increase from the prior year and highlights the strength of the Long Beach Island real estate market. Demand was very high in 2022 throughout Long Beach Island, leading to decreased inventory levels. With fewer homes on the market and demand still strong, prices are likely to increase throughout the LBI real estate market.
