LBI Real Estate Weekly Sales Update 4/28/2019-5/5/2019: The LBI real estate market had a busy week with a total of 124 changes to the MLS. To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales. You can review all the active, pending, sold and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:
- 22 new listings entered the market with an average price of $1,056,482
- 18 listings went under contact with an average listing price of about $944,778
- 16 properties sold on Long Beach Island with an average price of $1,128,875
- 33 listings were either withdrawn of expired in the LBI real estate market

LBI New Jersey Real Estate Sales Analysis
Overall market activity was about the same as last week supringly. Even though there were more changes to the MLS, the “core” data points of sold listings, new listings and pending listings were about the same. The average price of a pending sale was up compared to last week and the average new listing and closed listing was down a little. Overall Spring has been strong in the LBI real estate market and this week shows no change at the moment.
