Beach Haven Crest 2018 Real Estate Sales slowed down when compared to 2017 by a significant amount. In 2017 there were a total of 33 transactions whereas 2018 saw only 14. This is a significant drop in activity and one that has echoed across other areas of the LBI real estate market. The average price of a single family home was also lower at just over $890,000 compared to $1,100,000 in 2017. While this does seem like bad news overall, there are drastic inventory shortages in the Long Beach Island (LBI) real estate market and this contributes to the lower sales volume. Overall the average price of a single family was higher in 2018 than 2017 so we will have to keep an eye on the market as it develops in 2019.

This represents all transactions in the Beach Haven Crest real estate market for 2017 in our local MLS system. While there was 1 commercial transaction in 208, it was actually sold with the intention to build a new single family residence on it.

As the chart above shows there were 8 single family homes sold and 9 if you count the aforementioned commercial land that was sold. The average price of these single family homes (not counting the commercial lot) was $890,875. In addition there were 3 condos and 2 multi family homes sold.

There are some warning signs that 2017 was the peak of the market. We are seeing lower sales volume but with a higher price. That could lead to some buyers overpaying for a home so it is key to pay attention to the data points that drive value in the LBI real estate market. Buyer confidence and activity is still high – but patience and discipline are key to buying in the market right now.
