Long Beach Island Real Estate Sales Update

The spring real estate market saw strong activity on Long Beach Island. This is common to see in the LBI real estate market as buyers make ever effort to close on a home and enjoy the summer season. Haven Beach Real Estate Sales Update in the Second Quarter of 2014 reflect this trend.

Haven Beach Real Estate Sales Update in the Second Quarter of 2014

Sales of single family homes were as follows:

  • Two single family homes sold
  • The average price of a home was $696,250
  • On average, homes spent 171 days on the market

It is interesting to look at the dynamic of the homes that sold in the second quarter. One home was a traditional Cape Cod style home that had been renovated (but was not elevated). The other home to sell was a spec project that was bought and sold as a real estate investment. As more and more storm damaged homes come off the market, they are replaced by elaborate new construction that will greatly increase the overall value of homes on Long Beach Island.

Haven Beach Real Estate and Long Beach Island

As the value of the LBI real estate market increases, we should continue to see a rise in the number of homes sold as well as an increase the average price. Buyer confidence has greatly increased since Hurricane Sandy and this has introduced more and more buyers to the market.
