Since Spring of 2020, the amount of places for sale on Long Beach Island has moved in a constant state of deterioration. Buyers thronged to the LBI real estate market, and amidst interest at an all-time high, many places for sale vanished. Homebuyers who have continued looking to obtain a residence in the LBI real estate market are well informed of this. The good news is, inventory is growing for consumers in the LBI real estate market. While the amount of homes is still far less than usual and nowhere near sufficient to satisfy current interest, we have seen a few weeks when more new homes were entering the market than pending sales.

Inventory is Improving for Buyers in the LBI Real Estate Market

While the inventory of houses for sale on Long Beach Island still has a long way to go before attaining pre-COVID levels, the increase of homes for sale will provide customers more choices. It is debatable that this will have any significant adverse influence on cost. Instead, it will give buyers added options to choose from and conceivably reduce the number of offers we see on a property for sale in the Long Beach Island NJ real estate market. More inventory is a beneficial trend for both buyers, and it promotes a return of some equilibrium to the LBI real estate market. While the net addition in the number of homes for sale on Long Beach Island is slim, usually about 2-5 more homes a week, it is more beneficial than the continuous decline in inventory that we have been undergoing for the last 18 months or so. It should be stated that not every week has witnessed an improvement. Sometimes an intensive week of transactions can eliminate several weeks of increases, but the takeaway is that conditions exhibit indications of progress. I suspect that we will see this trend extend into the fall, which is normally a busy period for new homes to come on the LBI real estate sales market.

If you are thinking about buying a home in the LBI real estate market right now, you may be timing the market very well. As inventory starts to improve, some buyers may pause to see what else comes along, so if a house appeals to you, it may be the perfect opportunity. As I mentioned above, it is doubtful that the modest increases in the inventory levels will cause prices to call. There is still far too large a gap between supply and demand. So long as that gap exists and there is no outside impact that cannot be predicted, there is only one way for prices to move. Inventory is improving for buyers in the LBI real estate market, and having more homes for sale should improve the chances a buyer has of getting what they want in a summer home on Long Beach Island.
