When looking to buy, sell or invest in the LBI real estate market, it is of the utmost importance to understand the current market conditions. One of the most significant aspects of the market to understand is the current supply of homes for sale on Long Beach Island. Now that the new year has begun, it is helpful to understand where the market ended in December of 2022.

LBI Real Estate Market Inventory Update December 2022
Buyers in the LBI NJ real estate market are still facing a low inventory environment. The number of homes for sale on Long Beach Island is near an all-time low. Buyer confidence remains strong as new listings are absorbed almost as quickly as they come up. As of the time of this writing, there are:
- 105 single-family homes for sale in the LBI real estate market
- 8 condominiums for sale
- 9 multi-family homes for sale on Long Beach Island
Currently, there are 64 pending sales reported in the Multiple Listing Service. The truth is there are more pending sales and fewer active listings than the data tells us. Some agents will hold off on entering a home as “pending” into the MLS until certain contingencies are satisfied. These listings are still for sale, but most likely, the seller is unable to accept a new offer. While there is no way to measure this, I estimate that roughly 10% of the market falls into that category. Therefore, less than 100 single-family homes are for sale in the LBI real estate market! As a reference point, the lowest level of homes for sale was around 75!
