Long Beach Island Real Estate Market Sales

The LBI real estate market has been on fire. Demand is high, inventory is low, and there are many opportunities for buyers, which is a seller’s market. Understanding LBI real estate market sales in January 2021-April 2021 is necessary to help navigate such a competitive market. The first three months of the year showed some impressive sales activity and a higher than average sales price (especially compared to a year ago).

  • The first three months of 2021 averaged 73 sales each month
  • The average price of a home in the first three months of the year was $1,323,365

LBI Real Estate Market Sales January 2021-April 2021

Below is a chart showing Long Beach Island real estate market activity year to date. April shows fewer sales due to the simple fact the month is not yet over as of the time of my writing this article, but it is trending to be a slower month in sales.

It is clear from the above chart that things have slowed down somewhat in April, but this has to do with the fact that there is nothing for sale on Long Beach Island! Inventory is at such a low point, and there are not enough homes to meet demand. Most listings have multiple offers on them, which signals that not every willing, ready and able buyer can complete a transaction. LBI needs more homes to sell!

Buying in the Long Beach Island Real Estate Market

When looking to buy, sell or invest in the Long Beach Island real estate market, the first step is to understand the dynamic of the market you are entering. This market has no precedent, and that makes it harder to navigate. There are incentives for both buyers and sellers, but the market does favor sellers at the moment. It seems unlikely that prices will drop given the supply/demand disparity, and buyers can take advantage of low interest rates. Still, a buyer in the LBI real estate market has to understand what determines the value and maintain the discipline to be successful in such a market.
