LBI Real Estate Weekly Sales Update 01-21-2024 to 01-28-2024: The last full week of January saw modest activity in the LBI real estate market with a total of 29 changes to the MLS. Activity was again balanced between new listings and pending sales. For the property status NEW ACTIVE means it is a new or re-listed home, PRICE DECREASE means the price was reduced, PENDING or ACTIVE UNDER CONTRACT means the property is under contract (pending), “C” means the property sold and WITHDRAWN, CANCELED or EXPIRED means the property failed to sell or was a duplicate listing. LBI New Jersey Real Estate Sales Analysis
Activity was interesting this week in the LBI real estate market. While the average price of a new listing was over $3,000,000, this is artificially high thanks to a marina in Barnegat Light being listed for sale with an asking price of $17,500,000! When this is removed from the data, the average price of a new listing this week was around $1,900,000 which is more in line with the current trends of the market. Inventory continues to be a problem, and even though the number of single-family homes has increased slightly, there are only 103 active listings in the MLS this week and 43 pending sales.
