LBI Real Estate Weekly Sales Update 02/12/2023-02/19/2023: There were 39 changes to the Long Beach Island real estate market this week, and 16 of those 39 changes were in the form of pending sales! To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales on Long Beach Island NJ. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:
- 8 new listings entered the market with an average price of $1,647,750
- 16 listings went under contract with an average listing price of about $1,981,806
- 5 properties sold on Long Beach Island with an average price of $1,241,400
- 7 listings saw price reductions in the LBI real estate market

LBI New Jersey Real Estate Sales Analysis
For the past few weeks we have seen a marginal increase in new listings coming on the market. Now, we are seeing a surge in the number of pending sales. This shows that demand is still very high in the LBI real estate market, we need more homes to sell! With the level of homes for sale on Long Beach Island still near historic lows, buyers are having trouble sourcing the right home to purchase. I expect we will see strong pending sales number snext week too as some of the new inventory from the last few weeks transacts. There are 123 active listings in the MLS this week and 62 pending sales.
