LBI Real Estate Weekly Sales Update 10/15/2023-10/22/2023: There were 45changes to the Long Beach Island real estate market this week, which seems to be the average amount of weekly activity we see each week these days. This level of activity carries over to my monthly analysis of home sales on Long Beach Island NJ. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:
- 14 new listings entered the market with an average price of $2,768,500
- 10 listings went under contract with an average listing price of about $1,888,100
- 11 properties sold on Long Beach Island with an average price of $1,570,455
- 5 listings saw price reductions in the LBI real estate market

LBI New Jersey Real Estate Sales Analysis
Overall, the activity we saw in the LBI real estate market this week is typical. There were a few more new listings than pending sales, but the balance between new listings and pending sales remains more or less in check. There has been only a marginal increase to the number of homes for sale on Long Beach Island over the past several weeks, which tells us that for now, this is the market on LBI! There are 130 active listings in the MLS this week and 57pending sales. In other words, there is a balance between pending sales and new listings that has persisted for several months.
