LBI Real Estate Weekly Sales Update 11/27/2022-12/4/2022: It was an expectedly slow week in the LBI real estate market. December tends to be a slower month in the real estate market, but with inventory being so low, this holiday season seems to be seeing a higher-than-average percentage of pending sales. Below are all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:
- 3 new listings entered the market with an average price of $1,549,333
- 7 listings went under contract with an average listing price of about $1,856,700
- 18 properties sold on Long Beach Island with an average price of $1,686,785
- 3 listings saw price reductions in the LBI real estate market

LBI New Jersey Real Estate Sales Analysis
Home sales on Long Beach Island continue to show strength and resilience. There was more than twice the number of pending sales as there were new listings this week. While there was a period of time over the last few months where the number of homes for sale was slowly rising, most of that inventory has been absorbed. There are around 125 active listings in the MLS this week and 70 homes under contract. Overall, the market is doing very well.
