Historically speaking, the holiday season was not the best time to have a home for sale in the LBI real estate market, but if the last two years have taught us anything, it is that the market has changed! Inventory is still very low and this necessitates us to look differently at timing the sale of a home in the LBI real estate market. While it is still true that some buyers will get distracted over the holiday season, or that some will wait for the near year, the simple lack of homes for sale in the LBI real estate market means that a serious buyer will still be looking for the right home to purchase.

Your LBI Home May Be on a Holiday Wish List

To understand the LBI real estate market, we have to understand the supply and demand for homes on Long Beach Island. Demand is difficult to track, as there is no central data source for those looking for a home. That said, we can look at the absorption rate for homes on LBI. Each week, we see an almost balanced number of new listings and pending sales on Long Beach Island. Some weeks there is a net gain of a few homes, and some weeks there are more pending sales than new listings. From this, we can safely assume that demand is still very high in the LBI real estate market. This brings us to inventory levels. In a pre-COVID market, there were roughly 500-600 homes for sale on Long Beach Island. The lowest point, at the height of the LBI real estate sales market, was around 75 homes for sale. Right now, there are about 125. While this number is higher than the lowest point, it is still well under a “normal” market. This means that we are still in a market that favors sellers if you price and market your home the right way.

As the market balances out more, we have to focus on statistics and pricing more than ever when selling a home in the LBI real estate market. There is still a tremendous amount of opportunity for sellers, but you have to be realistic and fair.
