LBI Real Estate Weekly Sales Update 11/5/2023-11/12/2023: It was a slower week in the LBI real estate market, but this is typical for this time of year. In fact, about a quarter of the activity this week was in the form of expired or withdrawn listings further reducing the overall activity levels on Long Beach Island. To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales on Long Beach Island NJ. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:

  • 5 new listings entered the market with an average price of $1,517,600
  • 11 listings went under contract with an average listing price of about $1,660,909
  • 4 properties sold on Long Beach Island with an average price of $1,560,790
  • 5 listings saw price reductions in the LBI real estate market

LBI New Jersey Real Estate Sales Analysis

There were more than twice as many pending sales as there were new listings this week in the LBI real estate market. This is to be expected as we have seen several weeks of higher than average new listings come on the market. It shows us that buyer demand is still very strong in the LBI real estate market, buyers just need a home to buy that makes sense! There are 124 active listings in the MLS this week and 55 pending sales.
