It is an interesting design trend because there has been no external change to the LBI real estate market to prompt this demand. In other words, there were no zoning changes or cost decreases to incentivize a homeowner to install a pool. Instead, this seems to be an organic change with LBI real estate buyers and homeowners wanting a more expansive outdoor space. Nowhere is the demand for a pool more prevalent than on the oceanfront. Oceanfront homes that lack a pool or cannot add a pool are having a much harder time fitting into the market. Adding a pool is much harder to do on the oceanfront as it requires a CAFRA approval in most cases. Oceanfront homes typically see a pool installed in a deck, usually on the 2nd floor, which can restrict the size of the house that can be built. Off of the oceanfront, setbacks are a little more forgiving so that many homes can install a pool. The real variable of the oceanfront is how much room is left in the back yard. Buyers are more and more looking for additional outdoor living space. If you are considering buying a home or building a new home in the LBI real estate market, this should be taken into account. There are some simple and inexpensive ways to create additional outdoor living space, even if the yard is on the smaller side.

The last major design trend that I can liken to a pool was the addition of elevators in the early 2000s. In today’s market, where the majority of homes are reversed living lacking an elevator or the space to add an elevator can severely impact the resale value of a home in the Long Beach Island real estate market. Buyers and designers must stay in touch with the current wants and needs of the market, and right now, Long Beach Island homes with a pool seem to be high on that list.
