The real estate market in the third quarter on Long Beach Island saw some interesting activity. North Beach in particular saw some of the highest sales in the LBI real estate market in 2013! Summer on Long Beach Island is usually a slower time in the LBI real estate market, however sales were still strong in part thanks to storm damaged homes. As storm damaged homes became less and less common on Long Beach Island, the investment opportunities presented by these storm damaged homes became harder to find. North Beach Real Estate Market Sales in the Third Quarter of 2013 showed the benefit of investment in the LBI real estate market.

North Beach Real Estate Market Sales in the Third Quarter of 2013

Sales of single family homes in North Beach were as follows:

  • Three single family homes sold in the third quarter of 2013
  • The average sales price of a single family home was $3,903,333-the highest to date!
  • On average, homes spent 104 days on the market

The least expensive home to sell in the North Beach real estate market was 7 Starboard Road, a 4 bedroom/2 bathroom home trading at $560,000. The most expensive home was 1095-B Long Beach Blvd, a one-of-a-kind oceanfront estate. 1095-B offered 9 bedrooms, 11.5 bathrooms and over 8,900 square feet of living space. This impressive home sold for $7,350,000! In addition, 1049 Long Beach Blvd, a 5 bedroom/6.5 bathroom home sold for $3,800,000. With such high end sales taking place, it is not surprising that the average sales price was so high.
