As 2013 came to an end, Beach Haven Park and Long Beach Island saw a significant improvement compared to the beginning of 2013! When 2013 began, Hurricane Sandy had only made landfall a few months before..and the damage to the area had depreciated the LBI real estate market. As 2013 came to an end, we saw a much improved real estate market with higher prices and more activity. Real Estate Sales in Beach Haven Park During the 4th Quarter of 2013 demonstrate this trend very well!

Real Estate Sales in Beach Haven Park During the 4th Quarter of 2013

Sales of single family homes were as follows:

  • Three homes sold during the 4th quarter
  • The average price of a home was $968,000
  • On average, homes spent 88 days on the market

The dynamics of the homes sold during this time period were mixed between traditional Cape Cod style homes and newer constructions. The least expensive home to sell was 3 E. Herbert, a five bedroom, three and a half bathroom home that sold for $699,000. While this was a newer home, the location on Long Beach Blvd created a lower sales price. The most expensive home to sell was 24 E. Alabama, a four bedroom, three and a half bathroom home that sold for $1,255,000.

Beach Haven Park and the LBI Real Estate Market

Overall, 2013 ended up being a better year than expected for the real estate market on Long Beach Island. While storm damaged homes lowered the average sales price of a single family home, they also created a rare opportunity to improve the LBI area. These changes to LBI will help to increase both the value of homes on LBI and the overall safety of the area.
