The fourth quarter of 2014 was  a very positive year for the Long Beach Island real estate market. Overall, the price of single-family homes, condos, duplexes, and even commercial properties are far higher than they were in 2013. Inventory of storm damaged homes has all but disappeared and replacing them are large new constructions that are worth considerably more than the pre-existing structures. Sales of single-family homes and spray Beach are as follows:

  • 204 E. 23rd St. spent 19 days on the market after a prior listing period of approximately six months at a higher price.

204 E. 23rd St. is a very unique property. It is an ocean block home located  one house off the beach on a 100 x 100 block. The home itself was quite old, having been built in 1912. A prior subdivision attempt had been denied which leaves the value of this property lower than it would have been if the subdivision had been approved. That said, an ocean block location one off the beach for $799,000 is still a very good deal as location above all else drives value in the LBI real estate market.
