The Barnegat Light real estate market had strong activity in the fourth quarter which supports the overall growth we are seeing in the LBI real estate market. In total, there were 10 closed single-family homes in a variety of price points and locations. Barnegat Light real estate fourth-quarter 2016 sales helped to contribute to the overall growth we witnessed in the LBI real estate market.

Sales of single-family homes in the Barnegat Light real estate market are broken down as follows:

  • There were 10 closed single-family homes.

  • The average price of a single-family home was $911,900.

  • The average price per square foot was $461.60.

  • On average, homes spent 107 days on the market and sold for 96.49% of their listing price.


The least expensive home to sell was 5 W. 16th St. which was a small raised ranch on the bayside. This home sold for $495,000 which was a full price sale! This translates to a price per square foot of $594.95. The most expensive home to sell was 17 E. 24th St. which was a large oceanfront with six bedrooms, 4 1/2 bathrooms and over 3300 feet of living space. This home sold for $2,100,000 after spending 44 days on the market. This translates to a price per square foot of $636.36. Overall, the real estate market in Barnegat Light was strong. While the average price was slightly lower than we see throughout the rest of the LBI real estate market, homes sold more swiftly in approximately two thirds the amount of time of the average days on the market. In short, the Barnegat Light real estate market helped to contribute to the growth we see throughout LBI.
