The fourth quarter showed a continued improvement in the LBI real estate market. Even small sections of Long Beach Township, for example Beach Haven Crest, registered some impressive sales. Beach Haven Crest Real Estate 2014 Fourth Quarter Sales helps to demonstrate this trend.

Single-family home sales in Beach Haven Crest were as follows:

  • Two homes sold in the Beach Haven Crest real estate market

  • The average price of a single-family home was $994,950

  • On average, homes spent 280 days on the market.


The two homes to sell in Beach Haven Crest showed an interesting dynamic in the LBI real estate market. The first home to sell was 122 W. 79th St. This five bedroom three bathroom bayfront home sold for $999,900 after spending 177 days on the market. The other home to sell was 104 East Lavinia Ave. which was a six bedroom two bathroom duplex in close proximity to the beach. This home sold for $990,000 after spending 384 days for sale in the LBI real estate market.



Beach Haven Crest and Long Beach Island Real Estate Home Sales

It is interesting to note that the two homes sold in Beach Haven Crest, while in the same approximate price range, were very different homes. Both were elevated well above base flood elevation on pilings, and both were newer style homes, however their locations were very different. It is common to see Oceanside homes far outpace sales on the Bayside areas Long Beach Island, however in this quarter sales were equal.
