The first quarter of real estate sales on Long Beach Island was marked by Hurricane Sandy. With such a major weather event impacting Long Beach Island, the entire area and the LBI real estate market as a whole saw a decline in buyer's confidence. The good news is, LBI has made a quick recovery which has helped to encourage buyers in the LBI real estate market.   • The average price of a single family home was $367,500

  • On average, homes spent 128 days on the market

The average price of a single family home was very low compared to the rest of the LBI real estate market. Both homes to sell were storm damaged homes, which means there were sold for land value with little to no consideration given to the damaged building on the property. These homes will either be torn down to make way for new construction or renovated. In either case, this should increase the overall value of the homes in the LBI real estate market above pre-Sandy prices.
