Beach Haven Gardens Second Quarter Real Estate Sales in 2015

The LBI real estate market and the real estate market in Beach Haven Gardens both showed strong improvement during the second quarter of 2015. More homes sold in 2015 than 2014 in Beach Haven Gardens, and at a higher price. This is thanks in part to an improving economy, improving real estate market, and the new or renovated homes being sold. Beach Haven Gardens second quarter real estate sales in 2015 were as follows:

  • Four single family homes sold during the second quarter of 2015

  • The average sale price of a single family home was $1,287,063

  • On average, homes spent 105 days on the market and sold for 95.6% of their listing price


The least expensive home to sell was 12 E. 28th St., which was a three bedroom two bath home. This property sold for $560,000, and 96.7% of its listing price, after spending 25 days on the market. The most expensive home to sell was 206 E. South 32nd St., which was a large oceanfront new construction with five bedrooms, and four bathrooms. This home sold for $2,912,000 after spending only 16 days on the market. This property sold for 97.1% of the listing price. The median sale price of a single family home was $889,450 and the average price per square foot was $602.70.



Beach Haven Gardens and the LBI Real Estate Market

The LBI real estate market has been witnessing a period of growth and improvement in the wake of Hurricane Sandy. With interest rates still being low and buyer interest high, it is no surprise. We are seeing more homes selling and for a higher price. Beach Haven Gardens reflects these trends, showing one more closed transactions at a higher than average price of several hundred thousand dollars when compared to 2014.
