The fourth quarter showed a substantial improvement in the LBI real estate market. Home sales were up, and so was the average sales price. On the whole, 2014 ended one of the most positive years in the LBI real estate market we have seen. Not since before the financial crisis of 2008 had we seen such strong activity and such positive signs of improving market. Single-family home sales in Brant Beach were as follows:

  • There were six single-family closed transactions

  • The average price of a single-family home in Brant Beach was $1,421,000

  • On average, homes spent 104 days on the market


The least expensive home to sell was 28 E. 34th St. This three bedroom one and a half-bath home was located very near the beach and sold over asking price. This home was listed for $615,000, but sold for 651,000 after spending 175 days on the market. The most expensive home to sell was 7213 Ocean Blvd. and impressive five bedroom 4 and a half-bath oceanfront with an in-deck pool and amazing views. This home sold for $2,955,000 after spending 122 days for sale in the LBI real estate market.

The Brant Beach real estate market offers many opportunities for homebuyers. Brant Beach is one of the most narrow portions of Long Beach Island, which allows for a short walk to the beach from just about anywhere. This is highly attracted to homebuyers who are looking for affordable homes in close proximity to both the bay and the beach.
