Brant Beach saw a strong increase in sales activity during the fourth quarter of 2013. Buyer confidence has been mostly restored and this is evident as both the number of home sold and the average sales price increased. The increase in market activity witnessed in Brant Beach was seen elsewhere around Long Beach Island. Overall, the LBI real estate market has dramatically improved as fears about flood insurance and Hurricane Sandy lessened. Brant Beach Real Estate Sales in the Fourth Quarter of 2013 should be the start of an overall improvement in the real estate market on Long Beach Island.

Sales of single family homes in Brant Beach were as follows:

  • Nine single family homes sold

  • The average sales price was $916,778

  • On average, homes spent 180 days on the market

Storm damaged homes continued to make their mark, however these sales were partially offset by some higher end home and newer construction selling. The least expensive home to sell was 9 E 39th Street, a two bedrooms, one bath home selling for only $401,000! The most expensive home to sell was 6409 Ocean Blvd, a four bedroom, four and a half bath home selling for $2,300,000! In total, over $8,200,000 worth of real estate sold in the Brant Beach real estate market.

The fourth quarter usually sees some improvement in the LBI real estate market. This is partly due to summer ending and new inventory coming on the market. Many buyers hold off on a purchase until after the summer season simply to take advantage of this new inventory on the market. It goes without saying that 2013 was a challenging year for the LBI real estate market and the entire Long Beach Island area. Even with Hurricane Sandy devastating the coast of New Jersey, LBI made a quick recovery and the market remained strong.
