Brighton Beach Real Estate 2018 Sales dropped off significantly in 2018 compared to 2017. There were only 5 transactions of all property types including single family homes, condominiums, multi-family homes, vacant land and commercial real estate whereas 2017 saw a total of 12. The average price of a single family home fell to about $730,000 and and the average of all sales in Brighton Beach totaled about $890,000. While the market certainly fell off in 2018, other towns on Long Beach Island did well. Despite stability or even increases in some markets, LBI real estate sales were down overall for 2018 by about 10% with a slightly higher average price.

 While sales were down in Brighton Beach it is important to remember that this is but one small area of the LBI real estate market. There are signs that the market has slowed down but this is to be expected after such a long period of growth.
