The momentum of 2020 rolled into 2021, with LBI real estate continuing to grow tighter and more competitive. Buyers, facing limited supply, shifted attention to premium locations such as Harvey Cedars and throughout the LBI real estate market, and the Harvey Cedars real estate market in particular.

Harvey Cedars Real Estate Statistics — 2021

  • Number of sales: 42

  • Average sale price: $1,512,739

  • Median sale price: $1,570,000

  • PPSF: $583/SqFt



Although sales volume dipped in 2020, demand remained strong. The slight drop in PPSF reflects an increased number of larger homes selling in 2021 — properties that often come with a lower per‑foot cost despite high overall prices.

Renovated homes and new construction performed exceptionally well, often selling above asking prices. Inventory remained tight, and many properties were sold quickly after listing.
