LBI Real Estate  Weekly Sales Update 3/3/2019-3/10/2019: Activity was steady on Long Beach Island. In total there were 82 changes to the MLS including 25 new listings! To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales. You can review all the active, pending, sold and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:

  • 25 new listings entered the market with an average price of $1,067,000 (rounded)

  • 11 listings went under contact with an average listing price of about $1,000,000 (rounded)

  • 7 properties sold on Long Beach Island with an average price of $875,000 (rounded)

  • 11 listings were either withdrawn of expired in the LBI real estate market

LBI New Jersey Real Estate Sales Analysis

Overall LBI real estate market activity was a little slower especially in the pending and closed sales categories. That seems to be the trend we are witnessing right now with slower overall market activity. Prices seem to be holding steady and the surge of new inventory could certainly help to improve on the lower number of pending sales.
