LBI Real Estate Weekly Sales Update 01/16/2022-01/2023/2022: There were only 39 changes to the Long Beach Island real estate market this week, and the vast majority of this activity was in the form of homes going under contract and sold homes! To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:
9 new listings entered the market with an average price of $1,765,667
14 listings went under contract with an average listing price of about $1,478,957
10 properties sold on Long Beach Island with an average price of $1,461,940
2 listings saw price reductions in the LBI real estate market

LBI New Jersey Real Estate Sales Analysis
Overall, the past week in the LBI real estate market saw a significant reduction in inventory. Buyers are still facing significant challenges in finding the right home for sale. Hopefully, we will see some more inventory come on the market which, if past trends hold true, we will see in the next few weeks. Currently, there are 129 active listings in the MLS this week and 108 pending sales.
