LBI Real Estate Weekly Sales Update 02/20/2022-02/27/2022: There were 45 changes to the Long Beach Island real estate market this week, and almost a third of that activity was in the form of pending sales! This further reduces the already depleted number of homes for sale on Long Beach Island. To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:

  • 10 new listings entered the market with an average price of $1,498,900

  • 16 listings went under contract with an average listing price of about $1,352,431

  • 10 properties sold on Long Beach Island with an average price of $1,406,900

  • 2 listings saw price increaes and 1 saw a price reduction in the LBI real estate market

LBI New Jersey Real Estate Sales Analysis

As we slowly move into the Spring market, buyers are having a harder and harder time finding a home for sale in the LBI real estate market. The number of homes for sale is near an all-time low, and there are more pending sales than active listings. This will almost assuredly lead to prices rising as we come closer to summer. Currently, there are 112 active listings in the MLS this week and 128 pending sales.
