LBI Real Estate Weekly Sales Update 04/30/2023-05/07/2023: There were 41 changes to the Long Beach Island real estate market this week, making it a rather busy week on LBI. The activity was once again balanced between new listings and pending sales. To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales on Long Beach Island NJ. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:

  • 13 new listings entered the market with an average price of $3,302,646

  • 10 listings went under contract with an average listing price of about $1,524,600

  • 3 properties sold on Long Beach Island with an average price of $1,605,000

  • 6 listings saw price reductions in the LBI real estate market

LBI New Jersey Real Estate Sales Analysis

The LBI real estate market showed strong activity this week. The average price of a new listing was over $3,000,000, but that number is somewhat inflated by 3 new listings over $4,000,000 (one of which was nearly $10,000,000)! There were 10 pending sales, which means that more than 1 house a day is selling on LBI. This is good activity in the low inventory environment we are still dealing with, and shows that buyer confidence remains high in the Long Beach Island NJ real estate market. There are 127 active listings in the MLS this week and 56 pending sales.
