LBI Real Estate Weekly Sales Update 05/07/2023-05/14/2023: Happy Mother's Day! It was a very busy week in the LBI real estate market. To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales on Long Beach Island NJ. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:
21 new listings entered the market with an average price of $2,097,710
12 listings went under contract with an average listing price of about $2,069,900
13 properties sold on Long Beach Island with an average price of $1,915,822
10 listings saw price reductions in the LBI real estate market

For the property status NEW ACTIVE means it is a new or re-listed home, PRICE DECREASE means the price was reduced, PENDING or ACTIVE UNDER CONTRACT means the property is under contract (pending), "C" means the property sold and WITHDRAWN, CANCELED or EXPIRED means the property failed to sell or was a duplicate listing. Note this is for single-family homes, condos, duplexes, and commercial real estate listed by all local Long Beach Island real estate agencies.

LBI New Jersey Real Estate Sales Analysis
There was an explosion of new listings this week! This is good news for the LBI real estate market that is still in need of inventory. Pending and closed sales were higher than normal as well. It would appear that the spring market is in full effect with the average price of a new listing, a pending sale and a sold home in the LBI real estate estate market all around $2,000,000. Even with this surge in new listings, the market is still low with only 133 active single family home listings in the MLS this week and 50 pending sales.
