LBI Real Estate Weekly Sales Update 05/28/2023-6/4/2023: It was a very busy week in the LBI real estate sales market. There were a total of 52 changes to the MLS, making this one of the busiest weeks in the last several months. For the past few weeks, we had seen a slight advantage in the new listing category, and, as expected, this week saw an increase in pending sales. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:
11 new listings entered the market with an average price of $2,508,182
14 listings went under contract with an average listing price of about $2,047,061
5 properties sold on Long Beach Island with an average price of $1,707,000
7 listings saw price reductions in the LBI real estate market and one home had a price increase

LBI New Jersey Real Estate Sales Analysis
In an inventory-starved market like the one we are witnessing on Long Beach Island, it is expected that when we see an increase in new listings, we will see an increase in pending sale a few weeks after. This trend once again proved accurate as pending sales outpaced new listings this week, and there were roughly 2 deals a day on average this week that came together, some of which had multiple offers! There are 139 active listings in the MLS this week and 61 pending sales.
