Showings, offers and overall activity are all higher this year and confidence seems to be booming. The market data reflects this with stronger sales and higher prices. LBI New Jersey Real Estate Sales Analysis

The market on Long Beach Island has been busy. There were more pending sales this week than new listings, and there are more pending sales on LBI that are not showing up in the data yet. The average price of a pending sale was over $4,000,000 this week, which is a shockingly high number and testimony to how prices have held up in the LBI real estate market. For me personally, I am officially “sold out” of listings. All my inventory is now under contract! Inventory of single-family homes has officially dropped below 100 units. There are now 94 active listings in the MLS this week and 40 pending sales.
