LBI Real Estate Weekly Sales Update 10/22/2023-10/29/2024: There were 44 changes to the Long Beach Island real estate market this week, and home sale activity was fairly balanced in the sales market! To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales on Long Beach Island NJ. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:

  • 11 new listings entered the market with an average price of $3,065,454

  • 10 listings went under contract with an average listing price of about $1,587,700

  • 8 properties sold on Long Beach Island with an average price of $1,896,875

  • 10 listings saw price reductions in the LBI real estate market and one home increased their listing price

LBI New Jersey Real Estate Sales Analysis

The LBI real estate sales market activity was more or less even this week. There were 11 new listings and 10 pending sales. As is always the case, there are probably a couple more homes that struck a deal this week, and have not yet updated in the system. The average price of a new listing was one of the highest we have seen, but that number is artificially higher than it should be thanks to several very high-end homes entering the market. There are 130 active listings in the MLS this week and 55 pending sales. Inventory is slightly higher than it has been over the past few months, but it is still far below what it was even a year or two ago!
