LBI Real Estate Weekly Sales Update 2/5/2023-2/12/2023: There were 39 changes to the sales market this week, and 15 of these changes were new listings! This is good news for buyers who continue to face a low inventory environment on Long Beach Island. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:
15 new listings entered the market with an average price of $2,379,787
8 listings went under contract with an average listing price of about $2,046,500
6 properties sold on Long Beach Island with an average price of $1,330,000
2 listings saw price reductions in the LBI real estate market

LBI New Jersey Real Estate Sales Analysis
While there was a gain this week in homes for sale in the LBI real estate market, I think we will see a large percentage of the past few weeks' gains go under contract. Buyers have been looking for options in the LBI real estate market and as these listings have become available, they have seen strong activity. Anecdotally, I can saw I know that several of the new listings already have offers! At present, there are 121 active listings in the MLS this week and 57 pending sales.
