Market Insights
The LBI real estate market has been very busy. Some of the activity has to do with the continued pent-up demand, as well as a host of other potential changes on the horizon, such as the current administration's push for lower interest rates (which most agree will put upward pressure on prices). For context, over the last week, 17 listings on LBI have gone under contract. That is more than 2 per day on average, across a wide range of prices, from approximately $1,000,000 on the lower end to $5,000,000 on the higher end (and everything in between).
We should see more items enter the market as summer progresses and fall approaches, but the current supply of inventory is the lowest I have seen in a long time. There are currently only 85 single-family homes for sale on all of LBI, whereas at the start of the Spring season, there were around 115. Even with the expected increase in listing activity that typically accompanies fall, inventory is likely to remain low, which will continue to put pressure on prices and the market in general.
