The LBI NJ Real Estate Market

The LBI NJ real estate market showed acceleration in the month of October 2013. As the damage caused by Hurricane Sandy is repaired and the face of Long Beach Island changes to be more storm ready, many buyers have been taking advantage of opportunities in the LBI NJ real estate market and buying homes on Long Beach Island. Although many of the storm damaged homes for sale on Long Beach Island have cleared the market, there are still some excellent opportunities for appreciation int he LBI real estate market. This is demonstrated by sales in the Long Beach Township Real Estate Market October 2013.

Long Beach Township Real Estate Market October 2013

Home Sales in the Long Beach Township real estate market during the month of October 2013 were as follows:

  • Closed Sales in Long Beach Township: 20

  • The median sales price of a home in Long Beach Township was $775,500

  • On average homes spent 161 days on the market and sold for 92.5% of their listing price

The month of October 2013 saw the addition of 57 new listings to the LBI real estate market in Long Beach Township bringing the total number of homes for sale up to about 278 homes. By comparison. the real estate market performed much better in 2013 than 2012 for the month of October. 33% more homes sold in October 2013 than 2012 and the median sales price was marginally higher (by about 3%). This is interesting given the fact that some of the homes that sold in the LBI real estate market were storm damaged whereas in 2012, there were no storm damaged homes in the LBI real estate market in the month of October.
