Home inspections have become increasingly commonplace in the LBI real estate market. During the height of the COVID market on Long Beach Island, there were very few, if any, home inspections taking place. Now that normalcy has returned to the LBI real estate market, we are seeing most buyers perform an inspection. This has completed some sellers to conduct a home inspection of their own before putting the house on the sale market. Home Inspections for Sellers in the Long Beach Island Real Estate Market

A home inspection is simply a review of your home by a qualified inspector. He or she will review your home’s systems and point out any safety or structural issues with the house. A home inspection in the LBI real estate market will typically cost in the range of $1,000 and will take 2-3 hours to complete. Performing this inspection before listing a home for sale can give you an edge in negotiating the home. While you have to disclose any known issues with the home, which a home inspection may uncover, it allows you, as the seller, to know what to expect from a buyer. It also gives you time to either repair or develop a plan to address any issues that a home inspection uncovers. When negotiating an offer, this allows you to be confident that the transaction will move forward, and you may be able to eliminate a home inspection contingency in the offer. In the course of a transaction on Long Beach Island, by far, the most common point a deal will fall apart is in the home inspection. By potentially removing this contingency, you, as the seller, significantly increase the odds of the deal successfully closing.

Not all homes will need a home inspection, and for some, it would be a waste of money. If your home is likely to be torn down, an inspection will not really add much value since there is a better-than-good chance that any offer a buyer makes will be as is. Likewise, if the home was recently purchased, and a home inspection was completed at the time of the original purchase, it is doubtful that anything meaningful has changed. Many sellers opt not to have an inspection, and that is fine too, but all sellers in the LBI real estate market should be aware of the option so they may decide if this is the right choice for them and for their situation.
