In the year since the Coronavirus took hold, we have seen significant changes in all aspects of our lives. Coronavirus has changes the LBI real estate sales market as well! Some of the most notable changes are:

  • There are roughly 1/3rd as many homes for sale in the LBI real estate market today as the same time a year ago
  • The average price of a home has risen by several hundred thousand dollars in the past year

There is a clear and distinguishable pattern in the trends presenting themselves on Long Beach Island. Every month, fewer and fewer homes are for sale. On a personal level, I see the competition between buyers first hand for “good” homes. While it is true that some listings still have a hard time selling, a home in good condition and in a good location will attract tremendous attention and sell in a matter of days (or even hours). While the average price does not draw as straight a line as the number of homes for sale, there is a clear trend towards higher prices. When looking only at single-family homes, we see the average price of a single frailly home in February around $1,700,000 in the LBI real estate market.
